While saving money is usually the smart thing to do you also have to accept that you get what you pay for. This is especially true when it comes to hiring a realtor to sell your home. Sometimes people want to cut corners and take a swing at the real estate market themselves. Unfortunately this can often result in countless headaches and financial disaster. Here are the top 3 (of a very long list) of reasons you should hire a realtor to represent you and protect your assets in the entire home selling process.
* Realtors have access to better marketing tools. We are able to get your home listed on multiple home selling websites that get milllions of viewers that for sale by owner homes do not have access to. Additionally we are knowledgeable in the best techniques to reach the most potential buyers and therefore ideally get a quicker sell at a higher price.
* Hiring a realtor is also a much safer option. The realtor is able to help weed out the riffraff when it comes to showing your home. They are able to find out if the potential buyer is pre-approved and if not then can eliminate any time wasting. Without the assistance of a realtor you are simply inviting anyone and everyone into your home potentially leaving yourself and your home very vulnerable.
* A realtor knows the tricks of the trade. We are able to walk into your house and suggest simple improvements or updates that you can do to help your house sell. We have a great deal more experience than the average home seller and are able to capitalize on our knowledge for your gain!
While there isn’t necessarily a “season” for selling your home it is widely accepted that most people don’t want to move when the weather is bad. Carrying your boxes and furniture through 6 inches of snow and slush is not appealing for anyone. This is why I am writing this now to let you know that right now is a great time to list your home. Houses, especially in Pendleton, are in such high demand that the amount of time it would spend on the market is minimal. With that being said it takes an average of 45-60 days once the home is under contract to settle. This would put moving day in September when the weather is usually mild and the fall months are beginning, an ideal time to move!
Another reason that selling now is a great idea is that your curb appeal will be in full swing unlike many of the other months. Any flowers you have are blooming, the grass is green, and the trees are providing ample shade. During the winter your home (and everyone’s home for that matter) does not look nearly as inviting.
As I mentioned before the demand is high in almost every market with makes for an easier sell. And with interest rates softening, the supply dwindling, and the demand growing it makes for the perfect storm of home selling. Be sure to take advantage of this time!
Last but not least if you are considering selling your house it is time to move on. Whether you want to move closer to family, downsize after the kids leave, or find more space for your growing family it is time to capitalize and take the plunge. If you have any questions or want a free evaluation on pricing your home feel free to give me a call at 317-572-5589~ I look forward to hearing from you!
Twenty years ago the best way to sell a house was by either planting a sign in the front yard and hoping people take note, placing an ad in the newspaper, or holding an open house. Things have changed quite drastically since then in the real estate world thanks to the internet and multiple forms of social media. In this dog eat dog world you have to be fast if you want to find the house of your dreams. It is also a blessing for those who want/need to sell their home immediately. In fact, just a few years back in 2008 only 33% of realtors used social media compared to the astounding 91% of agents who do so now. Unfortunately just throwing a few pictures on Zillow does not quite cut it these days. That is why it is essential to work with a realtor who will get your house the absolute most exposure possible as well as be able to alert you to any homes that match your criteria faster than others.
We are proud that we can consider ourselves leading the field in social media and marketing of homes. In addition to the common real estate sites we are active and successful on Facebook and we regularly post to Twitter as well. We have a Pinterest page where we feature new listings as well as pin fun home related pics. We send out email newsletters with spotlighted listings and local information and have a You-Tube page where people can see a video walk-through of our listed homes. We have two very active blogs that help keep our readers in the know and informed on local listings, events, real estate tips, home improvements, and much much more. We have long been on Linkedin and have just started our venture on Houzz. We are very up to date with all of our listings on Craigslist and they are regularly renewed. We plan to continue our marketing training to stay up to date on the ever changing world of social media and the different sites that are most visited.
So before you take the traditional (otherwise known as slower) route let us share with you all of the ways we can market, advertise, and get the full exposure your home investment deserves! Feel free to contact us, we look forward to hearing from you!
I’m sure I am not telling you anything new when I say that the harsh winter we had did not do any favors for the housing market. In fact, February of this year compared to February of last year the number of closed home sales decreased a whopping 13.1%. While this is certainly a big decrease it is important to remember that weather really does play a big part in this and the market itself is alive and well. Low inventory was also a culprit in the negative numbers that hit us this winter but that also can be blamed on many people not wanting to list their home in the snow. Now that winter is officially over it is a whole new ball game. The good news is that home values remained in-tact and all predictions point to a booming year in real estate if the inventory increases.
With that being said I cannot stress enough how this is a wonderful year as a seller. The housing prices are rising so those of you who have wanted to sell but initially thought you were underwater on your mortgage, you may finally be able to get out from under your house. Putting your house up for sale this spring/summer is definitely a wise idea since it is always hard to determine if the housing market will remain steady next year or the year after. What we do know is that for now things are looking positive and housing prices have nearly completely recovered from the years and years of the housing market crash.
If you are wondering what your house could be listed for, wanting to know how we can market your home using multiple forms of advertising and social media marketing, or want advice on what to do to get your home ready to sell, my team would be happy to come out and do a free analysis on your home. Our no pressure approach will allow you to make the best financial decision for you and your family and allow you to make all decisions regarding the sale of your home. We look forward to hearing from you!
In today’s rebuilding economy it seems that most of us are trying to pinch pennies one way or another. I have decided that every Thursday we will feature some of my favorite deal site finds, money saving tips, or deals around town that are focused on housing decor and housing needs. Today’s Thrifty Thursday will spotlight a few of the best online deal site deals that I came across.
* The first one is a hand held vacuum featured on groupon goods. I personally have one similar to this and cannot tell you how often I use it (especially if you have kids or pets). This way you don’t have to drag out your bulky vacuum just to sweep up some crumbs. This also makes for a great house warming gift as well.
*My next great find was this dual AC/USB wall outlet on Eversave. It features 2 AC Outlets but has 2 USB outlets and a built in surge protector as well. For those of you who are constantly moving your phones and tablets around the house this is ideal!
* Last but not least my third favorite deal this week comes from my new favorite deal site for home items as well as cute clothing and baby items as well, called Jane. This week they have some super cute pillow covers for those of you looking to add a pop of color to your couch or chair.
